Surat Basin Developments has a significant residential development pipeline in the Surat Basin with the capacity to deliver between 600 and 1,000 homes over the next five to 10 years.
Current projects
Sovereign Park Estate
The company’s first residential development, Sovereign Park Estate, is located in Chinchilla and was purchased by Surat Basin Developments in May 2005. This 82-lot estate remains the town’s biggest single-stage development and is regarded as Chinchilla’s premier residential address. As at 30 September only a handful of blocks remained for sale in Stage 1. The second stage, scheduled for release in late 2010, comprises an additional 20 large lots, all being over 1000m2 with wide frontages. Parker Place will undoubtedly be Chinchilla’s most sought after address.

Bottle Tree Estate
The first stage of Bottle Tree Estate was purchased in November 2006 and launched in June 2008. The 37-lot development features land lots starting from 840 square metres and offers underground services, asphalt roadways and a dedicated nature strip featuring 20 local Bottle Trees. Of the 37 lots, eight have covenants which allow for the construction of multi-unit dwellings. As at 30 September 2009 only six blocks remained for sale, with 13 lots lodged for approval under the Federal Government’s National Rental Affordability Scheme (NRAS).
Operational works for Stage 2 of Bottle Tree Estate have been approved by the Western Downs Regional Council and civil construction commenced in July 2009. The 73-lot sub-division will be marketed with similar covenants, services and landscaping to Stage 1. Three enormous native Bottle Trees have been conserved through the careful masterplanning of the estate. Five lots have the developers’ approval for multi-unit dwellings.

Layne Crescent
Layne Cresent is a 15-lot development off Price Street that is currently under construction – each lot comprises approximately 900 square metres. An application has been lodged for multi-unit dwellings and duplexes and is selling now off the plan.
Other residential developments currently being progressed include:
- Awaiting final DA for a 170-hectare rural residential development in Chinchilla comprising 141 lots of 0.8 hectares each, to be delivered over two stages
- Awaiting final DA for a 131-lot residential development in Miles. This will be Miles’ premier residential address, featuring a large park, natural water reserve, park shelters and concrete walkways. This project is scheduled for release in mid-2010 and is now selling off the plan.
- The Condamine Street project is a 5,300m2 lot with a Development Application lodged for 17 single-story dwellings, each featuring two bedrooms, two bathrooms and double lock-up garage. This project is for sale and can have a building contract in place.
Past projects
Glasson Villas – SOLD OUT
Glasson Villas was the 2008 regional winner in the Queensland Master Builders Housing Awards for best project in the Duplexes and Townhouse category over $2.5 million. The 15-townhouse project was completed in May 2008. All dwellings feature three bedrooms, two bathrooms and an office nook upstairs, as well as a comfortable living area on the lower level. Surat Basin Homes was the builder of this award-winning development.
